What makes land work for a data center

Two ranches in the same Texas county can be entirely different propositions for this, and the thing that separates them is rarely anything a landowner has spent time worrying about. These are the factors that actually decide it.

  1. Electric power

    Transmission, first and by a wide margin. High voltage lines crossing or adjoining the property, and a substation within reach, are what make a site possible. Distribution lines along a county road are not the same thing and will not carry a project like this.

  2. Acreage and shape

    Which grid you are on. Inside ERCOT the interconnection queue is enormous and getting longer. Outside it, in the Panhandle or the eastern edge, the process is different and involves parties who do not appear in an ERCOT conversation at all.

  3. Water

    Land that holds together. A contiguous block beats scattered acreage of the same total size, because a campus and its yard want to occupy one piece of ground rather than three.

  4. Fiber and connectivity

    Terrain that can actually be built on. Playa lakes, caliche outcrops, steep draws, and floodplain all take acreage out of contention even when the deed count looks generous.

  5. Road access

    Water and road access sufficient for construction, and a county that has thought about industrial development before. Some Texas counties handle this routinely. Others have never seen it and will take their own time.

Nothing satisfies all of that, and we do not expect it to. What we are trying to work out is whether the gaps are closable. That judgement needs your particular ground rather than a general rule, which is why we would rather look.
